Yes. OBX Service Pro is licensed and carries general liability insurance. We can provide a certificate of insurance (COI) on request — which most property management companies require before adding us as a preferred vendor.
Do you work on vacation rental properties?+
Yes — vacation rentals are a core part of what we do. We work with both independent owners and property management companies. We understand rental schedules and can work around check-in/check-out windows.
Can you respond on weekends or during storm season?+
Yes. We're available 7 days a week during season. For storm prep and post-storm response, we're already on the island when NC-12 closes — mainland contractors can't say the same.
What does it cost to hire OBX Service Pro?+
Standard repairs are billed at $85–$100/hour with a $150 project minimum. Emergency and same-day jobs are $95–$125/hour. We provide free estimates before starting any project — no mystery invoices.
What is the Property Guardian program?+
Property Guardian is our monthly retainer for out-of-state homeowners and vacation rental owners. It includes scheduled property inspections, photo reports, priority scheduling, and storm coverage. Plans start at $150/month.
